Wine
Notes:
(Local RE and Wine News)
Two recent news
items are likely have have significant
impact on the local Paso Wine scene.
Paso Creek: I was watching the Food Channel recently
and just caught a glimpse of a wine label, Paso Creek.
Since I had never heard of Paso Creek, it deserved some
investigation. Well, as it turned out,
Paso Creek is the latest premium wine from Constellation.
Constellation has purchased and planted 350 acres in the Estrella
River area. The wine is made in Gonzales.
Wild Horse: Just recently Constellation
purchased Fortune Brands from Jim Beam, parent company of
Wild Horse in Templeton.
For those not aware, Constellation is the the world's largest wine
maker. With their significant presence in the Paso
region, it's certain to have an impact. If you have
any doubt about their marketing expertise, Corona is one of
their Beer Brands, |

Cooking Corner:
(Personal recipes and views on Cooking Paso Style)
Years ago, before Paso was know for it's great wine, Paso was known for
Almonds. Paso at one time was the world's largest producer of Almonds (it's difficult, but you can make out the Blue Diamond on the old co-op
building off Riverside),.
What better way to
enjoy the holidays than with some good Almond Brittle.

Paso
Style Living Real Estate:
(Real
Estate market conditions in Paso Wine Country)
Everyone has seen the late night TV
infomercials on buying properties in foreclosure and getting
rich. I thought it may be helpful to give you the real
facts of buying Pre-Foreclosure and Foreclosure Properties.
(continued from Last Month)
Foreclosure Auction: There
are technically two types of Foreclosures in California, Judicial
Foreclosure and non-Judicial Forclosures (Power of Sale). Seldom is a
Judicial Foreclosure used because of the legal expense so we'll focus on
the Power of Sale or Trustee Sale. The Trustee has the right under
the Deed of Trust and Power of Sale clause of the loan agreement to sell
the property to pay unpaid loans. When a loan is in default a
Notice of Default will be filed with the County and notice given.
After 90 days, if the Default is not rectified, A Notice of Sale will be
made for the auction to take place at least 21 days later. Almost all of these auctions take place at the San Luis
Obispo County Count house on Osos Street in San Luis Obispo.
Everyone thinks they can get a deal at these auctions, but
it's not so easy. First, in all circumstances the opening bid is
made by the lender and generally the amount of the outstanding loan.
Second, It is a Cash only Auction. You must show Cash or
Certified Check for the full amount of all bids. Third, it
is a "As Is, Where Is" sale. No investigation is allowed
of the
property condition. And Lastly, there is no Title Insurance.
You have no guarantees against other liens on the property. It's
risky unless you really do your homework.
