Winery Row!The wine tourism business could be taking a major step forward with the approval of a new business park near the Paso Robles Airport, Winery Row.The wine business is difficult and capital intensive as most of you know. Its a balancing act to have a tasting room convenient for tourist and a winery production facility for wine production. Many wineries now have tasting rooms in the Paso downtown, but have the high cost of custom crush or a separate winery facility. A winery and tasting room in the county is ideal, but the cost of acquiring land and entitlements is beyond the means of most, especially newer, wineries. The other possibility is leasing commercial space for the winery, but most commercial space doesn't lend it's self to a pleasant tasting room experience. And virtually no winery wants to be isolated away from the traditional tasting room circuit. Winery Row is poised to solve those problems. The target concept of this development is to build self contained winery and tasting room facilities for the small to medium size winery, together in one location. By congregating a group of wineries and tasting rooms in one location it has potential to achieve a critical mass attracting wine tasters for the convenience of tasting multiple small wineries at the same location. Real Estate Up, Down, and Around:Ups and downs, Yes, that's Real Estate. The SLO Tribune reported today that based upon data from DataQuick the sales volume and median sales price were down. My initial thought was to disagree, but looking at November 2008 compared to November 2009, my data is consistent with DataQuick. The reason for my initial disagreement is looking at November compared to October month over month data we've seen an increase in sales volume and average price.To recap my market assessment; Homes below the average are selling well, homes above the average are moving slow. I'm sure most will think it's a simple cost reason, but it's more complex. Higher priced homes require more down payment than most people have available in liquid assets. So most people buying a home must sell their home to have the down payment required to buy a higher priced home. The "Moving Up" segment of buyers has always been a significant portion of the Real Estate market. The "Moving Up" segment has virtually disappeared in the current market. Until people are comfortable they can sell their current home they are not going to be in a position to "move up". The "Worker, Homeownership and Business Assistance Act of 2009" has the potential to improve the "moving up" market segment. Under this new program, existing home owners now can receive a tax credit for the purchase of a new or existing home before May 1, 2010. This may be the stimulus needed!
