WINE NOTES(Local Wine and Real Estate News)


Wine Happenings: 
This past week has been a busy wine week.  January 26 and 27 in Sacramento was the Unified Wine Symposium, probably the largest wine industry event in the US.  Saturday, January 30 was ZAP, Zinfandel, Advocates, and Producers in San Francisco.  ZAP is one of the largest pure Zinfandel events anywhere.

Real Estate Updates:
Styles and desirable  home amenities change regularly.  Average home sizes were starting to grow out of control but are now shrinking again.  According to data published by the National Association of Home Builders the average size new home in 2006 was 2,520 square feet and the average in 2009 was 2,480. 

Taste for particular amenities change also.  The following list is expected to be the standard home features for homes built in 2010:
  1.   Walk-in Closets in Master Bedroom
2.   Laundry Rooms
  3.   Insulated Entry Doors
  4.   Great Rooms
  5.   Energy Efficient Windows
  6.   Linen Closets
7.   Programmable Thermostats
  8.   Energy Efficient Appliances and Lighting
  9.   Separate Tub and Shower in Master Bedroom
  10. Nine Foot Ceiling on first Floor
The above list is what builders are expected to build as standard.  Now the interesting thing,  the list below is the buyer requirements list for a home.
 
  1. Large kitchens with islands
  2. Energy efficiency, including energy-efficient appliances, super insulation, and high-efficiency windows.
  3. Home offices
  4. Main-floor master suite
  5. Outdoor living space
  6. Ceiling fans
  7. Soaking tub in the master suite and/or an oversize shower with a seating area
  8. Stone and brick exteriors rather than stucco or vinyl
  9. Community walking paths and playgrounds
  10. Two-car garages, but three-car garages are even more desirable

Paso Robles Housing InventoryThe Real Estate market has been a bit confusing lately.  Locally, it was recently reported that the foreclosure rate for 4Q 2009 was higher than the previous year (Although lower than 3Q 2009).  National news indicates that some California markets (San Diego) are expected to drop significantly more (7%).  The numbers below generally represent lower volume and lower prices for most local markets,  but the California statistics represent higher numbers overall for the state.  Inventory or Absorption rates jumped in January as well.  There's a lot going on!

Statistics are indicators of trends in the market.  Each home, ranch, or vineyard is unique as is each market area.

Buffalo Wings

  Superbowl is quickly approaching and what better snack for Superbowl is Buffalo Style Chicken Wings.  The traditional method of cooking is deep frying the unbattered wings,  but alternatives are baking.  The key thing is the sauce which is quite simple. 
  24 Chicken Wings (Deep Fried or Baked)
  4 tbs Butter Melted
  1/3 C Hot Pepper Sauce (Crystal is a good brand)

Combine butter and hot sauce in a large bowl. Swirl chicken wings until coated with the mixture.  Serve hot with celery and Ranch or Blue Cheese Dressing.
