Paso Style Living Real Estate: (Real Estate market conditions in Paso Wine Country)
Is this the right time to buy Real Estate?  I think it is.  Prices are down because of excess inventory.  We have excess inventory because just 2 years ago 20 to 30% of the homes sold were to people had no intention of making them their primary residence or renting.  This was fueled by escalating prices and availability of easy to qualify loans.  When the world financial markets stabilize the market will return and the inventory will quickly  dissipate.  It's going to cost money to build additional inventory.  There are homes on the market today that construction costs would be greater to rebuild assuming a $0 land cost than what the home is selling for.
In some cases I've seen nice homes sell for less than the land cost.  There is an excellent example in Atascadero.  The home is on 3.8 acres with oak trees, paved drive, quiet serene area with beautiful mountain views.  A a dream location.  A vacant lot of this type and size would normally be priced around $450,000, maybe more considering a water meter is already in place.  The home recently sold for $464,000.   So someone purchased a 2700 sqft home build in 1980, recently remodeled for the value of the land!  With some simple remodeling this home can be someone's dream home.  The cost to buy the land and rebuild this home would probably be over $1,000,000..
