Harvest Weekend!

October 15 and 17th was Harvest Week so my my wife and I with some friends went tasting on the Westside.  There were several new wineries which we had not all visited and some we wanted to revisit.  We choose Vineyard Drive because we could hit so many new wineries all in one stretch of road.  You could not ask for a better experience wine tasting.  The weather was beautiful,  clear skies, comfortably warm temperature and probably most important the crowds of tourist had left by Sunday afternoon allowing us much more freedom to explore without being rushed.   The wineries we visited were Hearthstone, Jack Creek, Jada, Halter Ranch, Whale Rock, and Thatcher.  All had great wines,  but the winery and tasting room character of several were so interesting.  We loved to old "Kentucky Ranch" barn at Thatcher.  Halter Ranch has a new "old covered bridge".  Hearthstone had a comfortable simple tasting room with great views of the valley.   and of course one has to comment on the whalebone fossil at Whalebone.

Whether you call Paso Robles "Authentic California" or "Damn Near Paradise"  it is a great area to live in!

Real Estate Up, Down, and Around:

As I listen to the news about Real Estate I think it's even more important to give everyone a true, local picture as to what's happening as well as attempt to interrupt the data you may be getting on the news.  Probably the predominate news item has been the decline of sales nationally.  Actually the number most often tracked is Pending Home Sales.  Pending home sales are those homes which have solid contracts (no contingencies other than loans) and are in process of sale.  This process typically takes 6 to 8 weeks in today's home market.  Although this is an important number in analyzing the market conditions,  I feel average and median sales price is more important in direction.  You always have to look at sales price in conjunction with sales volume.  Here's the economics of what's happens:  An increase in Sales Price will generally decrease volume until the increased Sales prices is realized by the market causing a increase in inventory and selection.  Increased selection will interest more buyers and eventually increase volume.  The market direction should be a concern if sales price and sales volume are both decreasing,  but statewide median sales price has increased for the past 2 months.

As I discussed last week, market segment is extremely important.,  Lower priced homes are generally moving fairly well.  Lower being, those home which can be purchased without huge down payments which generally come from the sale of an existing home.  The move up portion of the market is non-existent currently. 

Let's breakdown some of the number below to illustrate my point.  The All Paso Wine Country (Northern San Luis Obispo County) had an Average Selling Price of $363,325 last month with 85 homes sold.  Looking deeper at those numbers, I discovered that 54 of those were priced below the average and only 11 were priced above the $600,000 number and most of those had significant land associated with the home.  

Every home and every local market is different.  A 2000 sq ft home on an average lot will vary significantly between Atascadero and Paso Robles.  Also Lake Nacimento is included in the Paso Robles numbers which is a significantly different market as well.

FOOD CORNER (Personal Recipes and Favorite Restaurants of the Paso Wine Country)


Pumpkin Pie 

  It's that holiday time.  As a family we love to have Pumpkin Pie on Halloween.  Everyone loves it at Thanksgiving.  Here is my favorite recipe for this classic. 
  1 pkg Cream Cheese
  1 can Large Can Plain Prepared Pumpkin,  (not pie filling)
  2 Frozen Pie shells
  1 cup Sugar or Spenda
  1 cup Plain Yogurt
4 Eggs
  1/2 cup Half and Half
  1 tsp Vanilla Extract
  1 tsp Ground Cinnamon
  1/2 tsp Ground Ginger

Preheat over to 350 degrees F.  Combine all ingredients and blend (I use a large food processor). Pour into pie shells and cook for 1 hr or until the center is set.
